There's no single right answer. I help you look at your real budget, location and property tradeoffs, and preparation steps—without predicting that prices must rise or fall. The goal is a decision that fits your finances, not a guess about the market.
Rates feel too high — what can I do?+
Focus on the full payment, fees, and available structures rather than the rate alone. I'll walk you through costs and options honestly. I never promise a later refinance or push 'buy now, refinance later' as a certainty.
My credit feels too low — can I still qualify?+
Credit is reviewed individually, and preparation can help. I can't promise approval or a rapid score increase, and there's no single universal score requirement. Let's look at where you stand and what steps may help.
Can I qualify without tax returns?+
Some alternative-documentation programs may use bank statements or other permitted documentation for self-employed borrowers. Availability and eligibility vary by program—these aren't 'no-income-verification' loans. Let's review what may fit your situation.
Will applying hurt my credit?+
A conversation or basic website inquiry alone does not authorize a credit pull. The formal application process through the provider may include a credit inquiry with your authorization, and soft and hard inquiries affect credit differently.
What about seller credits or down payment help?+
Seller credits depend on contract agreement, allowable costs, program limits, and lender requirements. Temporary and permanent rate buydowns are different things. Assistance and gift funds have eligibility rules and may carry repayment obligations—they don't universally fund a down payment.
